Introduction
A room reservation led by the guest and also accepted by us establishes a contractual relationship between the lessor and the lessee, the Hotel accommodation contracts (single name for accommodation, guest host, Hotel- and Hotel room agreement).
The Hotel accommodation agreement is in the Civil statute book called a mixed-type contract. It includes elements of Service-, Work-, and Contract Law. At its core, the Hotel accommodation contract is a rental agreement. Hotel accommodation contracts are like all other contracts of civil right to observe them between the both contractors.

Coverage
These terms and conditions apply to contracts for the rental of rooms or apartments for accommodation.The subleasing of the room and use the room for other purposes must be approved by us in written consent.
Customers terms and conditions apply only if agreed in advance.

The agreement is legal through two mutually agreeing – verbally or written – declarations of intention, by the means of offer and receipt. Kurzzeit-WG is free to confirm the room reservation in writing.
Contractors are Kurz-WG and the customer. If a third party placed the order, he shall be liable to Kurzzeit-WG.Kurzzeit-WG is liable for its obligations under the contract.The limitation period for all claims of the customer amounts to 6 months.

Services
We are obligated to keep the booked rooms and to provide the stipulated services.
The customer is obligated to pay the stipulated prices named in the contract of Kurzzeit-WG for the agreed further services and the room-leasing of.This is also caused by the customer for services and expenses of the Kurzzeit-WG to third parties.The stipulated prices include the respective sales tax.

Arrival and departure
Arrival usually at 14.00. The keys are deposited on the last name (Family name) in a shop or a Restaurant very near from the rented Location and can be picked up there till 21:00 or 23:00.The departure must be before 11:00 AM.The Guest is requested to let the keys in the room and then shut the door behind him. If the guest do not leave the room until 11:00 AM, we reserve the right to demand the rent for the following day, even if he leaves the same day.

Booking and payment
Once the guest has selected a free room,we send him a registration- Email which includes all informations he needs and the request, to send us a scan,a photo or copy of his passport or identity card via Email or letter and to give us a down payment to secure the booking.
The pay of the balance amount must be no later than upon arrival. If the security deposit for the booking is not payed within 6 working days of the reservation,it expires automatically.

Cancellation costs
until 22 days before arrival: no charge cancellation
14-21 days before arrival: 40% of the total
7-14 days before arrival: 60% of the total
up to 7 days before arrival: 80% of the total

In case of short-term-booking by an another guest (3 weeks before arrival or shorter), We keep a 30% of the total sum as compensation.
Cancellation by the guest of the contract concluded with the Kurzzeit-WG also required before the 3 weeks of our written consent.
Is not given, then the price agreed in the contract must be paid even if the customer does not avail himself of contractual services. This does not apply in cases of delayed performance on our part.

Complaints
Complaints, the guest has to address immediately to Kurzzeit-WG (by phone or Mail) Kurzzeit-WG will be investigate the complaint as quickly as possible, within 24 hours of the complaint and when able to, resolve the problem within that time period. Thereafter, the tenant is entitled to get a rent reduction.In case of delayed complaint, the right to change and loss is forfeited.

Keys
The loss of a key should be immediately reported to us.Any lost keys will cost 50 €. Bringing a spare key will cost € 15 to 20:00, followed by 40 €.
Joins a tenant from the apartment,he is not justified to assign a key service without authorization,he must first contact us.The possible costs of opening the door is attributable with the tenant.

Smoking
Smoking in the apartment and the staircase is strictly prohibited.With option to smoke on the balconies,it is allowed, otherwise in the courtyard of each building.

Luggage and valuables
We can not accept any liability for baggage and valuables.Please be sure you tightly lock the door when leaving the room.

Damage Replacement
In case of damage or contamination of buildings or inventory the damage has to be replaced by the person responsible.Damage replacement must be paid immediately and must be paid in cash.

Use of kitchen and bathroom
In living communities, the kitchen and the bathroom has to left clean after each use.
If due to a complaint from a roommate's a cleaning power has to come, we charge these costs to the polluter with 15 €.

Sleep
After 22:00 clock is to pay attention to low volume.
Please, listen to music and radio with headphones. If you are disturbed by other tenants or neighbors after 22:00, you can always call us and we will immediately take care about it.

Staff
The staff of Kurzzeit-WG are entitled to enter each room when needed.

Termination
In case of violations of any of the arrangements we are always entitled to terminate the accommodation contract without notice.The obligation of the guest to pay for the booked nights will remain.

In Case of Damage
Anyone who causes damage to the building and its equipment is liable for under the statutory provisions (also persons accompanying and organizer). Theft and Vandalism will be immediately displayed by the Police.
Compensation for any damage or lost keys will be invoiced and has to be paid in cash when the tenant departs.
For damages incurred by the guest is the Kurzzeit-WG liable only if the responsible party has acted with gross negligence.
For luggage in the apartment, and motor vehicles that are parked on one of our underground car parks,and bicycles are parked in the courtyard or in front of the house, Kurzzeit-WG is not liable.
